Construction-scale seeding in Goodyear
Hydroseeding in Goodyear is tied closely to construction. The Goodyear Tire and Rubber Company bought 16,000 acres here in 1917 to grow cotton for tire cords, and in 1987 the remaining 10,000 acres were sold for development. Most building and growth came after 1990, and of roughly 200,000 homes planned across 22 communities, only about 25,000 had been built when the figures were reported. There is a lot of dirt still to move.
Builder and commercial sites
Arizona's construction general permit, administered by ADEQ, covers stormwater from projects that disturb at least an acre, and from smaller lots inside a bigger planned development. The current permit took effect August 29, 2025. In practice that means silt fence, inlet protection and stabilized open ground on most subdivision phases. We install and maintain those controls and hydroseed or hydromulch disturbed areas when grading is complete.
South of the Gila
The Gila River flows through Goodyear. Estrella, the largest master-planned community, sits south of the river near the Estrella Mountains, and Estrella Mountain Regional Park covers almost 20,000 acres of mostly undeveloped desert. Lots near the mountains and the river tend to have more slope and runoff to manage than flat former cotton ground, so slope stabilization and erosion control blankets come up more often there.
Monsoon timing
Goodyear gets about ten inches of rain a year, and the North American Monsoon brings thunderstorms mainly in July, August and early September. Summer highs reach 100 degrees or more through June, July and August. On construction sites, we try to have open ground covered before the storms start.
Homeowner lawns too
Palm Valley, north of Interstate 10, covers about 9,000 acres, and many of its yards are now old enough to need renovation. We do new lawn installation and overseeding for individual homeowners as well as builder work.

Goodyear land history and growth
- Cotton land. Goodyear Tire and Rubber bought 16,000 acres in 1917 and farmed cotton there for tire cords.
- Build-out. Of about 200,000 planned homes across 22 communities, only about 25,000 had been built.
- Estrella Mountains. Estrella Mountain Regional Park covers almost 20,000 acres, mostly undeveloped desert.
- Stormwater permit. Arizona's construction general permit kicks in at one acre of disturbance, or less when the lot is one piece of a bigger planned development.

Goodyear Questions
Do you install and maintain silt fence for builders in Goodyear?
Yes. We set silt fence, protect nearby inlets and return to fix them after storms as the site plan requires.
Does my small lot need a stormwater permit?
A single home lot under one acre usually does not, unless it sits inside a bigger planned development. Your builder or engineer can confirm.
Is the Estrella side harder to seed than north Goodyear?
It often has more slope and rock, so we use more erosion control there. Flat north side lots are simpler.
Can you hydromulch a pad that will be landscaped later?
Yes. Temporary hydromulch holds dust and soil until final landscaping goes in.
